The role of the real estate community
The Multiple listing Service that I belong to includes all of the companies, offices, and most of the agents in the market place. We work together to sell property by sharing information in a very efficient manner via the internet. All of the local agents will know about your house and can show it to their buyers.
The pricing and positioning in the marketplace
Most buyers want to see all of the homes that meet their criteria but are usually relucant to go over their price point. They will compare homes according to value for price, condition and appeal. The reason it's important to position your house correctly to start with is so that the buyers that are looking in that range will find it while it's a new listing.
Even if the buyers are not familiar with prices in a particular area, after seeing a few homes, it is easy to determine whether a home is priced correctly.
Supply and demand has a direct effect on pricing. The subject property must be favorably priced based on location, condition and terms compared to the other homes that a buyer will look at. We are in the third year of a "Buyers Market", this means an oversupply of houses relative to the demand of buyers. This supply can vary according to price range. Currently under $200k is moving while over $300K is very slow.
The role of the marketing coordinator(that's me)
My objective is to get your house sold, not necessarily to be the one to actually sell it. With over 350 agents in the local Board of REALTORS® it is more likely that someone else will sell it. Rest assured I will work hard for you but I will also conduct business in a manner that will not offend other agents, we need their help.
My job as your listing agent and marketing coordinator will be to manage the sale to maximize promotional efforts, represent your best interests, and to use my experience to make the transaction go smoothly.

- At the highest possible price the market will support. I can provide the information you help position your house correctly and get it sold. I control the process but you control the decisions.
- In the shortest period of time. The average time on the market experienced by my listings is less than the average of the Multiple Listing Service when priced correctly. With correct pricing your home will sell in a shorter period of time so that you will receive your equity sooner. I am convinced that the longer your house sits on the market, the less money you will make.
- With the most favorable terms. Negotiating the most favorable terms regarding mortgage fees, settlement fees, possession, and personal property can be as important as the price. I will work hard to negotiate the best terms for you.
